Position Summary:

This is a custodial position on a team with diversified responsibilities as listed below. This position will provide custodial services to maintain the cleanliness of the campus buildings, perform facility set-up and furniture and equipment placements, conduct grounds and outdoor work, monitor fleet vehicles for proper care and maintain their availability for use, conduct routine safety and security checks, and perform building maintenance. Incumbent may work variable shifts with some rotational work on Saturdays and/or Sundays. Employee performance is monitored by the Custodian-Lead assigned to the shift and is directly supervised by the Superintendent of Building and Grounds.

Goals and Worker Activities

  1. 61% Provide custodial services to maintain cleanliness of the campus buildings.
    1. 20% Sweep, mop, vacuum, clean, and dust, offices, classrooms, hallways, restrooms and other areas.
    2. 13% Strip, mop, and wax floors using manual and power floor care equipment as required.
    3. 10% Restore, condition, and maintain carpets.
    4. 10% Clean windows and other special surfaces.
    5. 8% Remove trash and recyclable materials to outdoor dumpster/recycling receptacles.
  2. 8% Perform facility set-up and furniture and equipment placements.
    1. 4% Arrange furniture and equipment in classrooms, meeting rooms, auditoriums and other campus spaces according to written or verbal instructions.
    2. 2% Change room arrangements and equipment in common areas for both routine and special events.
    3. 2% Perform short-notice facility and equipment set-up tasks for faculty and other staff.
  3. 8% Conduct Grounds and Outdoor work.
    1. 1% Provide lawn and grounds care using commercial lawn mowers, hand mowers, weed eaters, rakes, shears, manual or power saws, and other tools and equipment.
    2. 3% Initiate plowing, brushing, shoveling and general removal of snow and ice using snow blowers, tractor loader and back blade, shovels, ice chippers, and other snow removal tools and equipment.
    3. 1% Perform minor preventative maintenance procedures on grounds care equipment, e.g. cleanings, oil changes, lubricaion, etc.
    4. 1% Organize and perform horticultural activities - including watering plants, weeding flower beds, pruning trees and shrubs, and ornamental plantings.
    5. 1% Apply fertilizers, herbicides, insecticides, fungicides and/or other chemicals to grounds and plantings as directed, using proper safety procedures and under required licensure.
    6. 1% Remove litter and debris from lawns, walks, roads, trash and smoking receptacles.
    1. 1% Monitor fleet vehicles for proper care and maintain availability for use.
      1. Perform inspection of vehicles insuring they are fueled and cleaned.
      2. Check vehicles for proper tire pressure, oil, and other fluid levels.
      3. Keep first-aid kits inspected and supplied.
      4. Ensure that vehicles are in safe operating condition and report potential problems to supervisor.
      5. Report observed vehicle damages to supervisor.
      6. Process and schedule fleet vehicle requests.
    2. 5% Conduct routine safety and security checks.
      1. Observe buildings and grounds for safety; take steps to resolve unsafe conditions and report areas needing additional attention to supervisor.
      2. Ascertain that buildings are locked and secured during non-operational hours.
      3. Escort faculty and staff to vehicles after hours.
      4. Read and monitor heating and other air-handling gauges, and notify maintenance mechanic or maintenance supervisor if readings are improper; shut equipment down if necessary.
      5. Respond to addressable fire alarm system and trouble signals, taking appropriate action as required.
      6. Shut water off in heating and domestic water line loops in emergencies.
      7. Locate and shut electrical breakers in emergencies.
      8. Read and respond appropriately to Material Safety Data Sheets as needed.
    3. 11% Perform building maintenance.
      1. 1% Change lamps as needed.
      2. 1% Assemble ladders and scaffolding to reach ceilings and other high places.
      3. 1% Replace damaged floor and ceiling tiles, when asbestos safety is not a concern.
      4. 1% Adjust and repair door locks and hardware.
      5. 1% Clean exhaust and return air ducts as needed.
      6. 1% Adjust and repair window dressings, carpet, and carpet seams.
      7. 1% Paint walls, ceilings, exteriors, and trim.
      8. 1% Correct filing cabinet, desk drawer, and other furniture problems.
      9. 1% Unplug sanitary drains and toilets.
      10. 1% Conduct minor repairs to flush valves and sink faucets.
      11. 1% Provide assistance to maintenance mechanic or facility repair worker as requested.
    4. 4% Conduct shipping, receiving, deliveries, mail, and other services.
      1. 1% Receive, sort, prioritize and route deliveries for all campus departments.
      2. 1% Sort, categorize, wrap, weigh, meter, route or otherwise process mail and packages for shipment or delivery outside the campus, including but not limited to correspondence, reports, books, audiovisual materials, newsletters, official documents, publications, and other informational material.
      3. 1% Assemble a variety of delivered materials and items, including but not limited to furniture, tools, and supplies.
      4. 1% Drive campus vehicle to pick up parts and supplies.
    5. 2% Supervise student and LTE workers and Other Duties.
      1. 1% Supervise student and LTE workers in the performance of any of the above tasks.
      2. 1% Perform other duties as assigned or as needed for the safe, sanitary, and effective operation of the campus.

    Qualifications

    • Possess a valid Wisconsin driver's license, or obtain one by start date.
    • Be able to read and follow work instructions and schedules, warning signs and instructions for equipment operations.
    • Be able to properly mix cleaning fluids according to mathematical ratios.
    • Know proper methods, cleaning agents, and equipment for janitorial work.
    • Have basic knowledge and ability to recognize and implement safety procedures as required, including precautions in use of caustic and toxic chemicals, methods of lifting heavy objects and wearing of safe work clothing.
    • Have physical strength and stamina to perform required work - including ability to bend, stoop, kneel, move furniture and work on feet for long periods of time.

    Employment will require a criminal background check.

    DEADLINE FOR CONTRACTUAL TRANSFER:

    October 22, 2009

    After contractual transfer deadline, position will be available for permissive transfer/demotion until filled.
